Cobalt is working with a leading real estate consultancy to recruit a Surveyor into its established Central London Commercial Property Management team.

Based from a prime City of London office, this is an excellent opportunity to work within a highly regarded management team responsible for some of London's flagship commercial office assets.

The role would suit an ambitious Property Management Surveyor looking to develop their experience across high-quality Central London buildings, working closely with institutional clients, occupiers and experienced senior surveyors.

The Role

Working as part of the Central London Management team, you will help manage a portfolio of prime commercial office properties, with responsibility for the day-to-day management and performance of individual assets.

Your responsibilities will include:

• Managing day-to-day landlord and occupier matters across high-quality Central London office assets.
• Undertaking regular property inspections and maintaining a strong understanding of each building and its occupiers.
• Developing relationships with tenants, clients, asset managers and other key stakeholders.
• Supporting lease management matters including licenses to alter, assignments, under lettings and tenant compliance.
• Monitoring lease covenants and assisting with the resolution of landlord and tenant matters.
• Supporting the preparation and management of service charge budgets, reconciliations and cash-flow forecasts.
• Monitoring income, arrears and property-related financial information.
• Working closely with facilities management teams, contractors and specialist consultants.
• Supporting ESG, sustainability and energy-performance initiatives across managed assets.
• Assisting with refurbishment projects, major works and asset improvement programmes.
• Supporting the onboarding and transition of new properties and client instructions.
• Managing vacant space and ensuring appropriate compliance, security and insurance requirements are maintained.
• Producing high-quality client reports and contributing to regular client and asset management meetings.
• Identifying opportunities to improve occupier experience, operational performance and overall asset value.

About You

You will ideally already have experience within commercial property management, either within a recognised property consultancy, managing agent or property owner/investor.

We are particularly interested in candidates who:

• Are working towards MRICS or have recently qualified.
• Have experience managing commercial property, ideally including office assets.
• Have a good understanding of commercial leases and landlord and tenant matters.
• Have exposure to service charges, inspections and occupier management.
• Are confident communicating directly with clients, occupiers and other professional advisers.
• Have strong organisational and reporting skills.
• Are commercially aware and interested in understanding how effective property management contributes to wider asset performance.
• Are ambitious and keen to build their career within the Central London commercial property market.
